Who you'll work with

Akhil Gupta

Founder & Principal · Fractional Head of Asset Management and Capital Markets

Akhil Gupta

You work with me directly, not a junior team. I've spent 16+ years in private equity leading asset management for portfolios of up to $8 billion at firms including CIM Group and RXR.

I've overseen about $250 million of annual NOI and closed $3.75 billion+ of debt. I started this firm to bring that experience to owners who don't have an institutional team. I live in Bethesda, Maryland, with my wife and daughter. Outside work, I'm an avid soccer fan, and I bike, travel, play music and work at being the best husband and dad I can be.

Case studies

Situations you may be facing, and how they were solved

A tenant leaving, a loan coming due, tight credit, distressed assets.

Asset management

Turning around a 200+ asset portfolio

Situation
A portfolio of 200+ net lease assets at 45% occupancy, collecting 60% of rent.
What I did
Rebuilt broker relationships and tenant screening, overhauled collections with new reporting dashboards, and marked expiring leases to market.
Result
Occupancy to 75% in two years, collections to 95%+, and 50%+ average rent increases on 80%+ of expiring leases.

Capital markets

Raising $1.25 billion of debt in a challenging market

Situation
Acquisition financing for a growing portfolio in a challenging capital markets environment, with capital work and leasing costs still to fund.
What I did
Brought in some of the largest lenders in the country and structured each loan to fund the business plan.
Result
$1.25 billion+ closed within one year, when financing was hard to come by. Backing from some of the market's most selective lenders was a strong vote of confidence in the portfolio and its business plan.

Restructuring

Restructuring and recapitalizing through 2023

Situation
Loans across the portfolio to restructure, and distressed assets that needed new equity to lease up.
What I did
Led 80%+ of the firm's 2023 restructurings. Negotiated 5-year senior loans at 5–6% and mezzanine at 8%, very favorable rates in a rising-rate market with heavy economic uncertainty, built in future funding and secured new equity.
Result
$1.5 billion+ restructured in one year, including the $1.2 billion senior and mezzanine refinancing of 1285 Avenue of the Americas; five assets stabilized at 98%+ leased.

Portfolio leadership

Leading an $8 billion portfolio

Situation
An $8 billion, 12 million+ sq ft office, residential and hotel portfolio, with partners, investors and lenders to report to.
What I did
Led a 12-person team plus in-house and third-party property managers. Built a portfolio-wide budgeting and reporting process, owned business plans and P&L, and led hold, sell and refinancing decisions.
Result
10 dispositions totaling $500 million+; $1 billion+ of loan financing, including an $850 million six-bank credit facility; support on $3 billion+ of new investments.

Results were achieved in prior roles, including as part of the teams at CIM Group and RXR.
